It is particularly useful to inspect the register of building encumbrances before purchasing a property. This lists public-law obligations that rest on a property. You can obtain information from the register of building encumbrances of the City of Wiesbaden directly via the building encumbrance portal.

How it works - tips and information on the application process
You only need to register once in the new portal.
You will then receive an e-mail with a confirmation link with which you must verify your registration once again.
To obtain information, you will need to provide details of the person making the request, the property (district, parcel, plot) and the reason(legitimate interest) for your request.
You will receive the land charge information promptly by e-mail to the e-mail address you have provided.
The invoice will then also be sent to the applicant in a separate e-mail as a PDF.
The fee per parcel is currently 30 euros.

Building encumbrances
A building charge is an obligation under public law that an owner (or other person with rights in rem such as hereditary building rights or usufructuary rights) of a property enters into vis-à-vis the building inspectorate in favor of a third party - usually a neighbor. By registering a building obligation, the owner of the encumbered property permanently assumes the obligation to do, tolerate or refrain from doing certain things.
Obligations under public law - i.e. building encumbrances - that often rest on properties often relate to clearance areas, parking spaces or rights of way to other properties.
